Conditions of reservations

CONDITIONS OF RESERVATIONS AND CANCELLATION

- All reservations are confirmed with a deposit amounting to 30% of the total stay at the time of booking.
- The reservation can be cancelled free of charge (no administration fee) until 15 days prior to the arrival date.
- In case a reservation is cancelled or shorten less than 15 days prior to arrival, 100% of the total stay amount will be charged. Shorter stays are on request with a full payment at the time of booking.
- In case of no-show or any anticipated departure the total stay will be due.
If the Client is unable to travel due to the pandemic COVID 19, accommodation credits will be accepted within 12 months from the initial arrival date, solely in the following limited cases:
- Borders closure in the origin country or in Saint-Barthélemy;
- Airports closure in the origin country or in Saint-Barthélemy;
- Lockdown in the origin country or in Saint-Barthelemy.

Legal documents will be requested on time of cancellation to approve the credit. New requests will be subject to availability.
Requests to cancel or amend previously confirmed reservations will only be considered by written application to [email protected] The registered date of reception of correspondence at Eden Rock – St Barths will be the applicable date.

FESTIVE SEASON

- All reservations are confirmed with a deposit amounting to 30% of the total stay at the time of booking.
- The reservation can be cancelled free of charge (no administration fee) until 60 days prior to the arrival date.
- In case a reservation is cancelled or shorten less than 60 days prior to arrival, 100% of the total stay amount will be charged. Shorter stays are on request with a full payment at the time of booking.
- In case of no-show or any anticipated departure the total stay will be due.

ULTRALUXE VILLAS

- All reservations are confirmed with a deposit amounting to 30% of the total stay at the time of booking.
- The reservation can be cancelled free of charge (no administration fee) until 60 days prior to the arrival date.
- In case a reservation is cancelled or shorten less than 60 days prior to arrival, 100% of the total stay amount will be charged. Shorter stays are on request with a full payment at the time of booking.
- In case of no-show or any anticipated departure the total stay will be due.
- An administrative fee of 10% will be charged should you wish to cancel a booking that is already confirmed, outside of the cancellation policy.


RATES : Room rates include accommodation, breakfast and airport or port round-trip transfers. A 5% local tax is in addition and billed upon departure.


ARRIVAL & DEPARTURE: Check-in time at the Eden Rock – St Barths is from 3.00 p.m. and check-out time is at 12.00 p.m.
In case or early arrival or late departure, our courtesy cabins are available upon request.


HOTEL RESPONSIBILITY: The hotel is not liable for any personal issue, unforeseen circumstances or bad weather conditions leading to a cancellation. We strongly advise to purchase an insurance for your stay.
